Frequently Asked Questions

Most property sourcing models focus on the transaction, identifying a property, facilitating a purchase, and then handing the investor on to third parties.
Northbridge operates differently. We take responsibility for the entire ownership lifecycle, not just the acquisition.
Our role is advisory first: understanding whether an investment makes sense for you, then supporting acquisition, tenant placement, rent collection, compliance, and ongoing management through established UK teams.
Because we remain accountable after purchase, our advice is shaped by long-term outcomes, not short-term deals.
-
Our first conversation is deliberately advisory. There is no obligation, no pressure to proceed, and no expectation that every enquiry turns into a transaction.
We are selective about who we work with, because we remain involved long after purchase. If a strategy, property, or timing doesn’t make sense for an investor, we will say so openly.
In practice, that means we are as comfortable advising against an investment as we are supporting one a position that only works because we are not compensated solely on volume.

Northbridge operates through established UK offices with in-house teams responsible for lettings, compliance, rent collection, and ongoing property management.
Investors are welcome to:
Visit UK offices
Meet the team in person
Verify regulatory registrations and company records
Review operational processes and reporting
We encourage verification. Transparency is central to how we build trust, particularly with overseas
investors.

Yes. Property management is not an add-on. It is a core part of our service.
Once a purchase completes, our UK-based teams handle tenant placement, compliance, rent collection, maintenance coordination, inspections, and ongoing management.
This ensures continuity from the initial advisory conversation through to day-to-day ownership. Investors are not handed off to unknown third parties after purchase. Responsibility remains with the same organisation throughout.
-
Day-one management means that management considerations are built into the process before a property is purchased.
This includes:
Assessing tenant demand and rental sustainability
Preparing compliance and safety requirements
Coordinating letting timelines
Ensuring rent collection and reporting systems are in place from the start
By the time tenants move in, the property is already under active management rather than transitioning between providers.
-
Day-to-day property management is handled by our UK teams, who oversee lettings, compliance, rent collection, and tenant issues.
At the same time, leadership remains accessible to overseas investors for strategic discussions, reviews, or concerns. This dual structure ensures operational efficiency without losing senior oversight or accountability. You are never left unsure who to speak to.
-
Northbridge works with overseas and expat investors across Asia and beyond. Leadership operates within Asian time zones, allowing for timely communication and real-time discussions without long delays.
This is complemented by UK teams managing on-the-ground operations during UK business hours, ensuring continuity across regions rather than gaps in coverage.

If a property or strategy does not align with your objectives, risk profile, or circumstances, we will advise against proceeding.
Because we remain responsible for management and long-term outcomes, it is not in our interest to recommend investments that are unsuitable or unsustainable.
Our advisory role is to help investors make informed decisions including the decision not to proceed.
